Kettle & Oak Texas

Who we are, and what we are not

Same brand and the same systems as Kettle & Oak Chicago, run as a separate Texas entity, opening a new market.

The honest version

Kettle & Oak has managed property in Chicago since 2016 — over 1,000 properties, 200+ landlords, and a rent collection rate above 98%. That is a real track record and it belongs to this brand.

It is not a Houston track record. Houston is a new market for us. We would rather say that on the About page than have you find out by asking the obvious question in a first meeting.

What comes with us is the operating system: the same platform, the same processes, the same approach to voucher properties that most managers avoid. What does not come with us is a list of Houston landlords who will vouch for us. That gets built one owner at a time, and the first ones get a level of attention that later ones will be jealous of.

Why Section 8

Because it is the part of this market where competence is actually scarce. Anyone can collect rent on a clean market-rate house in Sugar Land. Rather fewer firms will cheerfully handle an HQS inspection, an annual recertification and a housing authority's scheduling queue — and the owners of those properties are correspondingly underserved.

What we do not do

  • We do not charge a percentage of your rent.
  • We do not lock you into a long-term contract.
  • We do not quote figures we have not verified — which is why the housing authority incentive amounts are still marked as pending on this site rather than filled in with something plausible.
  • We do not take on properties outside our service area and manage them badly at a distance.

Common questions

How many Houston properties do you manage?

Houston is new for us and we are not going to pretend otherwise. The Chicago operation's numbers are on this page and they are Chicago's.

Are you the same company as Kettle & Oak Chicago?

Same brand, same systems, same people standing behind it; a separate Texas entity. One brand identity, not two unrelated companies.

What license do you hold?

Managing rentals for others for compensation in Texas is brokerage activity and requires TREC licensure. Ask us directly about our current status and we will tell you plainly.
